Direct booking websites for vacation rentals and holiday lets
Your guests. Your bookings. Your money.
We build a booking website for your vacation rental or holiday let, with your photos, rates and rules already in place. Your Airbnb, Vrbo and Booking.com calendars sync into it, and guests pay you directly. You keep your listings too. It works for one villa or for an agency with many properties.
Example of a booking site we build: a sample villa page with a calendar and a Book direct button.
Six problems owners and small agencies know too well
You pay a fee on every booking
Airbnb and Booking.com take a cut of every booking, and for many hosts it is around 15%. You pay it even when the guest stayed with you last year.

The platform keeps your guests
Airbnb and Vrbo hide your guests' email addresses. When a happy guest wants to return, you cannot invite them.
What we do: Your site keeps the name and email of every direct guest, so you can invite them back next season.
Double bookings
Calendars on different sites update at different times, or a date never gets blocked. One double booking can mean a penalty and a lower ranking.
What we do: Your Airbnb, Vrbo and Booking.com calendars sync with your site. If a sync stops, we get an alert and fix it.
A website that cannot take a booking
Many owners have an old site with a few photos and an email address. Guests want to see free dates, the full price and a Book button.
What we do: A fast site that works on a phone, with a live calendar, the full price and booking in a few steps.
Their rules, not yours
Platforms change search rankings, fees and cancellation rules without asking you. Your income moves with them.
What we do: On your own site, you set the house rules, the deposit and the cancellation policy.
New paperwork
Since May 2026, many EU countries require a registration number for each short-term rental. In Florida, many rentals need a state licence and must collect tourist taxes.

What do platform fees cost you?
Your estimate
About €2,700 a year
That is what about 15% of your booking income looks like. Every guest who books direct on your own site keeps that share with you, minus a card fee.
An estimate. Many hosts pay around 15% on Airbnb or Booking.com. Your own fee may be higher or lower.
How it works
- Step 1
Send us your listing
Share the link to your Airbnb, Vrbo or Booking.com listing. We use it as the starting point for your site.
- Step 2
Get a free mockup
We send a mockup of your home page, so you can see your own booking site before you pay anything.
- Step 3
We build it
After you approve the quote, we build the site, connect your calendars and link your own payment account.
- Step 4
Go live
Your site goes live on your own web address. Share the link with past guests and on your social pages.
What your site includes
Your own web address
The domain is registered in your name. We host the site and keep it running.
Synced calendars
Airbnb, Vrbo and Booking.com calendars sync with your site, and we get an alert if a sync stops.
Payments to your account
Guests pay by card through your own Stripe or PayPal account. The money goes to you, never through us.
Made for phones
Most guests look on a phone. Photos, free dates, the price and the booking all work on a small screen.
Your rules and numbers
House rules, deposit, cancellation policy, your registration or licence number, and local taxes at checkout.
Your guest list
Every direct booking adds the guest to your own list, ready for a come-back offer next season.
Why not use a booking tool myself?
Tools such as Lodgify and Smoobu let you build a booking site yourself, for a monthly fee. If you enjoy configuring software, they are a good choice.
We are for owners who would rather send a link and get a finished site. We do the setup, the calendar links, the payment connection and the checks. When something goes wrong, a person answers.
What it costs
You get a fixed quote before any work starts, in US dollars or euros. It has two parts: a one-time fee to build and launch your site, and a monthly care plan for hosting, calendar checks, small changes and support.
Questions owners and agencies ask
Do I have to leave Airbnb or Vrbo?
No. Keep your listings. Your site works next to them, and the synced calendars block the dates everywhere when a booking arrives.
Do you work with agencies that manage many properties?
Yes. One site can show all your properties, with a search by dates and number of guests. Each property has its own photos, rates, calendar and Book button. Each calendar syncs with that property's Airbnb, Vrbo and Booking.com listings. Payments go to your agency's own Stripe or PayPal account.
Where does the guests' money go?
Straight into your own Stripe or PayPal account. We never hold your money.
Will guests find my site?
A website does not bring guests by itself. The easiest first direct bookings come from people who already know you. These are past guests, their friends, and people who see your listing and then search for your property by name. We make your site easy to find and easy to share.
Can you stop double bookings completely?
Nobody can promise that. Platforms share calendars on a schedule, not instantly, so a short gap can exist. Synced calendars and our alerts make a double booking much less likely.
Who owns the site?
Your web address, your content and your guest list are yours. If you ever leave, we give you all of it.
Where are you based?
We are Dhriaan, a software studio in India. We work by email and video call, and we quote in US dollars or euros.
Get a free mockup of my booking site
Send us your listing link. We will reply with a mockup of your own booking page. It is free, and you do not have to buy anything.
